South Florida Mortgage Loans

South Florida mortgage loans run against a $667,000 FHA limit across Miami-Dade, Broward and Palm Beach, the highest shared limit in the state outside the Keys and Naples.

FHA sets limits by metro area rather than by county line, so Miami-Dade, Broward and Palm Beach all work from one number. That is unusual, and it means a buyer can cross two county lines here without the borrowing ceiling moving at all.

What you can borrow across South Florida

County FHA 1-unit limit Own assistance programme
Miami-Dade $667,000 Yes, up to $35,000 plus surtax and HFA awards
Broward $667,000 Yes, up to $80,000, and $120,000 in higher-cost areas
Palm Beach $667,000 Yes

Because these limits change every January, confirm your own county on HUD’s FHA mortgage limits lookup before you rely on a figure.

The conforming limit is $832,750, so the band between $667,000 and that figure is where a conventional loan usually beats FHA. Above $832,750 you are into jumbo.

Assistance differs sharply by county

Although the loan limit is identical across the three, the local money is not. Broward funds the largest award in Florida, Miami-Dade runs three programmes at once, and each sets its own income caps.

The statewide programmes stack on top of all three. Start with Hometown Heroes at up to $35,000.

Two costs specific to this corner of the state

Miami-Dade and Broward are two of the four Florida counties where the buyer, not the seller, customarily pays for the owner title policy. In addition, windstorm and flood premiums here are among the highest in the state, and insurance sits inside the ratio that decides your loan size.
