The mortgage insurance discount is the real benefit

The rate gets the attention, yet the mortgage insurance is usually where a buyer saves more, and almost nobody explains why.

On an ordinary conventional loan with a small down payment, the insurer has to cover a set percentage of the loan, and you pay for that coverage every month. HFA loans use reduced coverage levels, so the insurer is on the hook for less and your premium falls accordingly. On the same loan amount and the same credit score, the monthly figure can be noticeably lower than standard conventional mortgage insurance.

That difference compounds with the other advantage this loan has over FHA: the insurance ends. Once you reach 20% equity you can have it removed, whereas FHA insurance at 3.5% down runs for the life of the loan. Therefore over a full term the gap between the two can be substantial, even where the FHA rate looked slightly better at closing.

What to compare before you commit

Ask for three quotes side by side: this loan, standard conventional, and FHA. Compare the total monthly payment including mortgage insurance rather than the rate, because the rate alone hides exactly the thing that matters here.

Watch the limits as well. Income and purchase price caps are set county by county, so a household that qualifies in one county may not in the next. Since those figures are revised periodically, check the current ones rather than a figure you read last year.
