Break-even is the whole calculation
Divide your total costs by the monthly saving. Costs of $4,800 against a saving of $180 gives 27 months. Stay past that and you are ahead. Move before it and you funded a lower rate you never collected.
The old rule about needing a 0.75% to 1% improvement is a reasonable starting filter, though it is not the test. A smaller improvement on a large balance can break even quickly, while a large improvement on a small balance may never justify the closing costs. Run your own numbers rather than the rule.
Two costs the break-even hides
Resetting the clock. If you are seven years into a 30-year loan and refinance into a fresh 30-year, you have committed to 37 years of payments on the same house. The monthly figure falls, and total interest can still rise even at a better rate, because you extended the term. Ask your lender to quote a 23-year term instead. Most will, and it captures the rate improvement without restarting anything.
The no-closing-cost refinance. Nobody works for nothing. Either the costs are added to your balance, so you pay interest on them for the life of the loan, or you accept a higher rate that pays the lender instead. Neither is wrong, and both suit someone who plans to move soon. Just ask which of the two structures you are being offered, because the phrase itself tells you nothing.
Florida closing costs on a refinance
- Documentary stamp tax on the new note
- Intangible tax, which applies to new money
- Title work, which is usually cheaper on a reissue rate if your policy is recent, so ask for it
- Lender fees, appraisal and recording
That reissue rate is worth raising explicitly. Florida title underwriters offer a discount when the previous owner’s policy is recent enough, and it is not always applied automatically.
The Florida-specific check before you refinance
If you hold an FHA loan and your value has risen, compare a conventional refinance against an FHA streamline. At 20% equity, conventional removes mortgage insurance entirely, while a streamline keeps FHA insurance for the life of the loan. That saving frequently exceeds the rate improvement, and the faster option is often the more expensive one.
