Your options for an energy efficient mortgage in Florida

Read this before you sign anything marked PACE

PACE financing is heavily marketed in Florida, often at the door and often alongside hurricane hardening work. It funds the improvement through an assessment added to your property taxes, which sounds harmless. The structure is not.

A PACE assessment takes priority over your mortgage. It sits ahead of the lender in line, which is exactly why Fannie Mae and Freddie Mac will not buy a loan on a property carrying one. The practical consequences arrive later, when you try to sell or refinance.

Owners regularly discover the problem at the closing table. A buyer’s conventional lender refuses the property, so the assessment has to be paid off in full from the sale proceeds, or the deal collapses. Refinancing runs into the same wall. Therefore ask any contractor offering PACE a direct question: will this lien have priority over my mortgage? If the answer is yes, treat it as a last resort rather than a convenience, and speak to a lender before you sign.

Why this matters more in Florida than elsewhere

Two of Florida’s biggest household costs respond directly to this work. Cooling runs most of the year, so HVAC and insulation upgrades pay back faster here than in most states. Meanwhile impact windows and roof strengthening usually reduce your windstorm premium, and since Florida insurance has risen steeply, that reduction can be worth more than the energy saving.

Ask your insurer what a specific upgrade would do to your premium before you finance it. A wind mitigation credit is a concrete number, and it belongs in the calculation alongside the utility saving.
