Leon County uses the standard Florida floor and runs no down payment programme of its own. The statewide awards therefore do the work here, and in a city built around public service that is better news than it sounds.
What you can borrow in Leon County
- FHA on a single family home: $541,287, the standard 2026 floor
- FHA on a duplex: $693,050, for an owner-occupied two-unit purchase
- Conforming: $832,750, and above that a loan becomes jumbo
Hometown Heroes covers more occupations than people expect
The programme began with first responders and has since widened to more than fifty eligible occupations. Teachers, nurses, childcare workers and many public employees qualify, and the award reaches 5% of the first mortgage up to $35,000 as a 0% second with no monthly payment.
You repay it only when you sell, refinance or pay off the first mortgage. Active-duty military and veterans are exempt from the first-time buyer rule that applies to everyone else. Our Hometown Heroes page lists the current eligibility.
The rest of the statewide stack
- Hometown Heroes: up to $35,000 for full-time workers in 50+ eligible occupations
- Florida Assist: up to $10,000 as a 0% deferred second mortgage
- HFA Preferred: a conventional loan with reduced mortgage insurance
- Mortgage Credit Certificate: up to $2,000 a year as a federal tax credit
Since the funding runs on annual cycles and can be exhausted, apply early rather than once you are under contract.
