Puerto Rico is a U.S. jurisdiction, so FHA, VA and conventional financing all apply. It is not one of the special exception areas that receive raised ceilings, which means the standard 2026 limits govern here.
2026 loan limits in Puerto Rico
- FHA floor for a one-unit home: $541,287, which covers most of the island
- FHA national ceiling: $1,249,125, applying only to the highest-cost jurisdictions
- Conforming limit: $832,750, above which a loan becomes jumbo

Two differences that matter in underwriting
Puerto Rico follows a civil law tradition rather than mainland common law, so title work, deed practice and the role of the notary differ from what a mainland buyer expects. Consequently the closing process is not the Florida process translated into Spanish.

Language is not a side issue here
