Those figures reflect HUD’s 2024 overhaul of the program. Before it, the Limited cap sat at $35,000 and the rehabilitation window ran six months, so older articles and even some lender flyers still quote the smaller numbers. If a lender tells you $35,000, they are working from stale guidance.

The contractor is the hard part, not the loan

Approval rarely delays a 203(k). However, the build often does.

Your contractor needs a licence, insurance, and the patience to work inside FHA’s draw system, which pays them in stages after inspections rather than on their own schedule. Many good contractors decline that arrangement outright. Therefore line up someone who has completed a 203(k) before you write the offer, because finding one afterwards is what pushes closings past 60 days.

In addition, build the timeline into your contract. A 203(k) rarely closes in 30 days, since the scope, the bids and, on a Standard, the consultant’s report all have to be finished first. Sellers who expect a normal closing will lose patience if nobody warned them.

Where this fits the Florida housing stock

Much of Florida’s inventory dates from the 1950s to the 1980s, and a good deal of it needs exactly the work this loan covers. Two uses stand out here.

First, impact windows. Financing them into the purchase spreads the cost across the mortgage, and because they usually lower your windstorm premium, the monthly saving offsets part of the payment. Second, the repairs a Florida four-point inspection turns up. Older roofs, panels and plumbing frequently make a house uninsurable, which means unfinanceable on a normal loan. A 203(k) lets you buy that house and fix the very conditions blocking the insurance.
