- Income: 2 years W-2s, 2 years federal tax returns, 30 days paystubs
- Self-employed: 2 years business tax returns, P&L statement, business license
- Assets: 2 months bank statements (all pages), retirement account statements
- Identity: driver’s license or passport, Social Security card
- Credit: explanation letters for any derogatory items
- Property: purchase contract, seller’s disclosure, HOA docs (if condo)
- Gift funds: gift letter, donor’s bank statements showing ability and transfer
- Florida-specific: flood zone determination, wind mitigation report, 4-point inspection (for older homes)
